For our cash buyers/investors, who want a true TURN-KEY OPPORTUNITY,  here's what you'll receive:

1. Property management......The property manager (and we have several you can interview and work with) will collect rents, market the property, screen prospective tenants, hire and supervise contractors and anything else you'll need so you'll NEVER need to personalize yourself with the properties or renters. Our wholesale/investment properties contain a large chunk of equity for investors seeking the best possible deal.


2. Contractors......Whether you want to fix the property and resell it or rent it out, you'll need contractors. We have lived and worked in this market for 20 years and have developed a good supply of reputable contractors. Especially if your intent might be to buy and immediately resell, contractors will be an important part of your arsenal. If your strategy is to buy and hold, the property manager will take care of the hiring of contractors.

3. Equity......Our investment properties contain a large chunk of equity for investors seeking the best possible deal.

This is 30% equity AFTER the cost of repairs are factored in---a critical point to understand. In other words, if you have a property that will be worth $100,000 AFTER it is repaired (we call this the ARV = After Repaired Value) and lets say the property will need approximately $15,000 in repairs, your purchase price will be no greater than $55,000. Whether your interest is in rehabbing for a quick-turn profit or you have a buy-and-hold strategy, this built-in equity is the difference between your success or failure as a real estate entrepreneur. **To take advantage of our wholesale/investment properties you will need to be a cash-type buyer with the ability to close quickly. You can use your IRA (we can suggest a company that you can work through to set up a truly self-directed IRA), line of credit, etc. This is important since there are no financing contingencies in our purchase agreements. You will enter into a purchase agreement accepting the property in its current, as-is condition. Of course, we will provide a clear title but strongly encourage you to do your due diligence! You are more than welcome to come and go through the property as much as you (or your contractors) wish for inspections and appraisals---again, do your due diligence. If you are fairly new to buying wholesale properties, you will find our requirements (cash buyers and accepting the properties "as-is") to be very standard with wholesale real estate.


RENTERS WITH A DESIRE TO BECOME A HOMEOWNER:
